At Concept Construction there is a central idea that defines who we are. It's called design-build and it's a fundamentally different way of managing construction. We are a design-build contractor, with the in-house resources to handle any size construction project. Traditionally, building projects are completed in a series of steps, with several different groups involved, beginning with the client. Next is the architect or designer, who is responsible for designing the building, and making sure it meets the needs of the client. Then there is the engineer, who is responsible for making sure the plans are feasible and meet all required codes. Finally there is the contractor, who is responsible for the actual construction of the building. ![]() Typically, the client begins by meeting with the architect to describe what kind of building he/she wants, and to give the architect a list of requirements. The architect prepares blueprints of the building, and then meets back with the client to share the results. There can be several revisions to the plans before they are finalized. Once the plans satisfy the client, the architect begins meeting with the engineer. The engineer is concerned with making sure the architect’s vision can be safely constructed. After the engineer and architect have come to an agreement about the building, the plans will be drawn. First there will be preliminary drawings, and then detailed drawings. After this process is complete, the bidding process begins, and different contractors estimate how much it will cost them to construct the building. Once the contractor has been selected, the permitting process begins. After all the requisite permitting is finalized, the actual construction begins. The whole process can be time-consuming, costly, and frustrating for the client. There are at least three major players (architect, engineer, and contractor), all with their own agendas, their own ideas, and their own timeframes. Figuring out who has the ultimate authority and finding someone to take responsibility can be quite difficult. This is precisely why we follow the design-build concept. The design-build concept means there is a single entity responsible for the designing, engineering and construction of your building project. A design-build contractor is a contractor who has the know-how, the resources, and the organization to complete this whole process in-house.
